Our Process
Our experienced Property Consultant will explain how we operate as an organisation and discuss your need for a fast sale.
We will spend some time discussing your options prior to dicussing any kind of house sale - these include:
- An open market / auction sale (we can provide free advice should you need it);
- Re-Mortgaging / getting a further advance from your existing lender(s);
- Payment Holiday from your lender;
- Changing your loan type from repayment to interest only which should lower your monthly payments;
- Exploring our 'Part Now, Part Later' house buying programme.
Should you wish to further explore a fast property sale, we will undertake 'fact find' where we will ask some further questions to get a clear picture. This information will be treated with the utmost confidentiality and we we schedule a convenient time to call you back.
Phone Call
By this stage we will have spent some time researching your property and will review your options with you (please also feel free to request your complimentary 'Hometrack' property report).
We will make an offer subject to viewing your mortgage and secured loan amounts (including any arrears / redemption figures). You will not be obliged to sell in any way unless you are fully certain.
Should you agree to the sale, the Property Consultant will explain the process of how we work; answer any questions; offer you an approximate time to complete the matter and give you a direct phone number should you have any questions. You may also request a personal visit.
We are highly specialised fast home buyers and you can rest assured that the whole process will be hassle and stress fee. Please note that, in most cases, we will also cover your legal and other expenses.
The seller's pack contains information about you and your property that you will need to fill in and send to the Solicitors acting on your behalf. You will also need to send in 2 forms of ID. The Property Consultant will be at hand to assist you in completing these documents.
The sooner this is filled out and sent back, the better as it enable the whole process to get started. Our average time to complete, once the paperwork has arrived to your Solicitor, is 20 working days.
Quick Sale Completions will instruct a surveyor to visit the property and our Consultant will explain the very simple procedure to you. We may also need to visit the property whilst the surveyor is being conducted and/or with the buyer - this process will usually take no longer than an hour.
These are general searches and checks made by the buyers Solicitor which are necessary before exchange can take place.
The following searches will be carried out: Local authority, Environmental, Water/ Drainage, Chancel repair, Coal/Tin Mining, Brine/Common Registration, Clay
This process will take between 5-14 days to complete.
Subject to the search results coming through as positive - you will be sent a contract to sign over the deeds of the property.
This will need to be witnessed (by a third party) and returned to your Solicitor (we will cover the cost of any postage).
The property will be transferred into the buyer's name and any proceeds of sale will be placed into your account on the same day.
